Dean’s Real Estate Update September 2021

Dean’s Real Estate Update September 2021

Thanks for taking the time to look at my monthly real estate update for South Delta and the Real Estate Board of Greater Vancouver (REBGV).

Here is a link to the complete set of charts and graphs – it may be useful to refer to them as you read through this piece!

Sales and Listings

Last month’s sales were 20.4 per cent above the 10-year August sales average.
“August was busier than expected, and listings activity isn’t keeping up with the pace of demand.
This is leaving the market under supplied.” said Keith Stewart, REBGV economist.

The supply of current listings is limited:

The total number of homes currently listed for sale on the MLS® system in Metro Vancouver is
9,005, a 29.7 per cent decrease compared to August 2020 (12,803) and an 8.6 per cent decrease
compared to July 2021 (9,850).

Prices – appear to have leveled or are in the process of doing so. Click through the report graphs to see the trends.

Locally

Ladner detached has a very limited number of listings available. Sales may possibly be higher if there was more selection?

Tsawwassen detached is limited but does have more listings available. Sales were up from July to August.
